QUESTION: Le développement immobilier à Châteauguay s’est accéléré dans les 4 dernières années. Selon les données fournies par la Ville, 1000 logements de plus se sont ajoutés dans la municipalité depuis 2017. Quelle est votre vision du développement immobilier des quatre prochaines années ? On poursuit sur cette lancée ?
Il est faux de prétendre que le développement s’est accéléré. Selon la SCHL, le rythme est le même depuis 2009. (1200 unités entre 2009-2013 et 1000 entre 2013-2017). Et ce que ça dit, c’est qu’il est possible de développer intelligemment et sans détruire des milieux naturels comme ça s’est malheureusement fait au cours quatre dernières années.
Toutefois, les véritables questions que l’on doit se poser sont : avons-nous les moyens de poursuivre ? Quels sont les impacts de ce développement sur notre compte de taxes ? Sur notre environnement ? Nos infrastructures ? La réponse les citoyens l’ont vécu ces dernières années notamment avec les interdictions prolongées d’arrosage, les épisodes d’eau brune et les millions de dollars empruntés et dépensés pour essayer de corriger la situation et qu’ils devront rembourser. Notre engagement est d’abord de répondre à ces questions.
Nous comprenons qu’un certain développement et nécessaire, surtout au niveau commercial, et c’est davantage dans ce domaine que nous allons concentrer nos efforts. Nous allons surtout nous asseoir avec les citoyens pour décider ensemble de ce que nous voulons et souhaitons pour notre ville !

Real estate development in Châteauguay has accelerated in the last 4 years. According to data provided by the City, 1000 more residences have been added in the municipality since 2017. What is your vision for real estate development in the next four years? Do we maintain this momentum?
It is wrong to assume that development has accelerated. According to CHMC, the pace has been the same since 2009. (1200 units between 2009 and 2013 and 1000 between 2013 and 2017). And what this tells us is that it is possible to develop intelligently and without destroying natural environments as has unfortunately been done over the past four years.
However, the real questions that need to be asked are: Can we afford to continue? What are the impacts of this development on our tax bill? On our environment? On our infrastructure? Citizens have experienced the answer in recent years with extended watering bans, brown water episodes and millions of dollars borrowed and spent to try to correct the situation, which they will have to pay back. Our commitment is to first address these issues.
We understand that some development is needed, especially on the commercial side, and that’s where we’re going to focus our efforts. Most importantly, we will sit down with the citizens to decide together what we want and need for our city!

There has been too much development in the past 4 years without taking infrastructure into consideration. It used to take me 20 minutes to get onto the mercier bridge from near the hospital, it now sometimes takes me 20 minutes to get to Maple blvd from Principale! The lights are not coordinated properly for all the new vehicles using Principal, Eric Allard said it was a problem that he was going to try to fix it, that was months ago, the problem still exists. Talking about climate change, idling cars sitting at lights not properly coordinated is not good for climate change. Then the water problems, another problem. I don’t water my grass it dies than comes back but I almost lost my deck because I needed to pressure wash my deck as a stain was faulty and I was not able to do it two years ago due to the restrictions and weather, my deck took a beating during the winter. Also the new houses sit on top of us, totally taking away our privacy. Mr. Routhier your great idea to rezone areas that had bungalows allowing 2 story house with no land to built in back of them was a horrible idea and then you did the opposite in other areas, showing citizens that you did not care about their quality of life! Yes develop industrial sector or downtown, make it beautiful. It looks like a dump driving through it with crumbling roads. Okay I’ve said enough.
